Owner questions

What do you charge?

It depends on property type, unit count, condition, and scope. Contact us to discuss your property and your management needs.

What kinds of property do you manage?

Assets across the San Francisco Bay Area: single-family homes, condominiums, two-to-four unit buildings, small and mid-size multifamily, and mixed-use assets.

How do you screen applicants?

Against written criteria applied identically to every applicant: credit, verified income, rental history, and background review to the extent permitted by applicable law.

How are security deposits handled?

Held in accordance with California Civil Code § 1950.5, and where a local ordinance requires interest on deposits, that interest is paid. After move-out, the resident receives an itemized statement and any refund due within the statutory 21 days.

Can I keep using my own vendors?

Yes, provided they're properly licensed and carry current insurance. We can also recommend our own trusted vendors.

I'm leaving another manager. How hard is the transition?

We coordinate the handoff of leases, ledgers, deposits, keys, and vendor records, notify residents in writing, and reconcile the opening balances so there is no gap. Most transitions complete inside one rent cycle.

What are the contract terms?

Set out in the management agreement, including the term, the fee schedule, the maintenance approval threshold, and notice provisions.

Do you also buy, sell, and develop?

Yes. Please send us a message and we will be in touch to discuss your real estate needs.
