Maintenance Emergency

If there is an immediate threat to life, safety, or the building, call. Do not submit a request online. Online requests are not monitored around the clock and may not be seen for hours.

Emergencies include fire, gas odor, flooding or an active water leak, sewage backup, no heat, no water, a total electrical outage affecting the unit, or a door or window that will not secure.

For fire, gas leak, or any medical emergency, call 911 first.

Resident questions

How do I pay rent?

Through the resident portal, by bank transfer (ACH) or card. You can schedule recurring autopay so rent goes out on the same day each month without you doing anything. Your payment history stays available in the portal.

I've never used the portal. How do I get access?

Request access using the email address on your lease, and we'll send an activation link.

How quickly are maintenance requests handled?

Non-emergency requests are reviewed the same business day they arrive and assigned to a vendor. You'll see status updates in the portal as the job progresses.

Where do I find my lease and other documents?

In the Documents section of the portal: your signed lease and addenda, any notices we've served, renewal offers, and payment receipts.

Do I need renters insurance?

Requirements vary by property, so check your lease for the specific obligation. We recommend carrying it either way, since the owner's policy covers the building, not your belongings or your liability.

How do I request a reasonable accommodation or modification?

Contact us directly. We consider every request in accordance with federal and California fair housing law, and we will not charge you for making one.

How do I give notice that I'm moving out?

Written notice is required, and the amount of notice is set by your lease and by state and local law. Send us a message before you commit to a date and we'll confirm the correct notice period and walk through the move-out process.

Something isn't covered here.

Send us a message. Please use the portal to pay rent and submit maintenance requests.
